Larger portfolios
Tenant placement
50% of one month's rent when we manage the property, or one full month if you'd rather we just find and screen the tenant. Only charged when someone signs.
Vacancies
Our fee is a percentage of rent collected, so if no rent comes in, no fee goes out. You don't pay us to watch an empty unit.
How we manage
The details that keep a tenancy running smoothly
Rent and statements
Rent is collected by automatic pre-authorized debit. Funds are deposited within seven days of the first, with an itemized statement.
Repairs without the runaround
A $300 float for small repairs. Larger non-urgent work gets your approval first, and emergencies are never held up.
Quarterly inspections
We go out about every three months, change the furnace filter and handle any small maintenance.
Annual rent increases
We serve the N1 and track the provincial guideline, and handle last month's rent deposit interest and top-ups.
When things go wrong
The same arrears process every time, with clean records. We connect you with paralegals for Landlord and Tenant Board hearings.
